Terms and Disclaimers
Your use of the website, Atlas purchases, research limits and privacy.
Privacy
The Shortlist Atlas is operated by The Shortlist Atlas LLC, a United States limited liability company registered in Wyoming. The Atlas runs no analytics or advertising trackers, and we do not build visitor profiles. Fonts and images are served from the site itself. Town pages embed maps from OpenStreetMap: loading a map contacts that service, which receives standard connection information such as your IP address and is governed by its own privacy policy. Our hosting provider may keep standard server logs. OpenStreetMap privacy policy ↗
Place searches filter the catalog in your browser. Map and hosting providers may receive connection data, and search terms may appear in page URLs. See the Privacy Policy for details. If you write to us, we use your message and address only to answer you; we never sell or rent addresses or share them for marketing. The iOS app has its own short policy on the Privacy page: it sends no personal data to us, and purchases are handled by Apple. To reach us, write to support@theshortlistatlas.com.
Terms of Use
The Shortlist Atlas publishes editorial research: screened studies of towns in the countries we cover, for people considering a trip, a longer stay or buying a home there. Buying access to the research buys that research, as delivered, for your personal use. It does not buy property, legal or tax advice, representation, or any relationship beyond reader and publisher.
Our original writing, rankings, research and design, on this site and in the dossiers, are our copyrighted work. Material we draw from open sources, such as Wikivoyage, Wikipedia, Wikidata and OpenStreetMap, stays under its own license and credit, and so do credited photographs. Personal use of our work is welcome; republishing, reselling or scraping it needs our written permission. Some research and drafting is carried out with AI tools, directed and reviewed editorially; the judgments, the method and the responsibility are ours.
Atlas membership and passes are sold only inside the iOS app, through Apple. PDF Atlases are sold through our Fourthwall shop, which acts as merchant of record under its own shop terms. These terms cover the research itself, this website and the app.
- Prices: shown in the app before you buy.
- Renewal: subscriptions renew automatically until canceled in your Apple Account settings, at least 24 hours before the period ends.
- App refunds: handled by Apple under its own policies. PDF Atlas refunds: see Returns & FAQ in our shop.
- App license: Apple’s standard Licensed Application End User License Agreement also applies to the app.
- Governing law: these terms are governed by the laws of the State of Wyoming. If any part is found unenforceable, the rest stands.
Disclaimer: Research, Not Advice
Everything here is information and opinion, not advice. We are not lawyers, notaries, accountants, tax advisers, immigration counsel, real estate brokers or investment advisers in the United States or in any country we cover, and nothing here creates a professional relationship.
Please read this before you rely on any Atlas:
- No guarantee of results: we do not guarantee any outcome from using an Atlas, the app or this website, including property values, rental income, residence or visa approval, tax treatment, safety or travel times.
- Laws change: countries, regions and towns change their laws, taxes, visa routes, programs, fees, timetables and hazard maps, sometimes without notice. Each Atlas is dated and describes the rules as of that date.
- You verify before you act: it is your responsibility to confirm every rule, price and condition with the relevant authority and your own licensed professionals before you rely on it.
- Your decisions are yours: to the fullest extent the law allows, The Shortlist Atlas LLC is not liable for decisions you make, or losses that follow, from using our research.
Buying property abroad carries real legal, structural, natural-hazard, financial and personal risk. The dossiers screen some of it from documented sources and say where a source stops.
- Before committing money anywhere: engage a local licensed lawyer or notary, a surveyor or engineer, and a cross-border tax adviser.
- Independence: we accept no commissions, referral fees or payments from any town, program, agency or seller we cover.
Accessibility
We aim to meet WCAG 2.2 AA, including real links and buttons, a visible keyboard focus, a skip link, text alternatives for every meaningful image, layouts that work at small phone widths without sideways scrolling, and controls that work without hover. If anything is hard to read, reach or operate, tell us at support@theshortlistatlas.com and we will fix it.
